Zeelandstraat

At Zeelandstraat in Hoboken, we designed 47 apartments based on a simple idea: creating space for everyday life, both inside the homes and in the areas between them. This includes paths, planting, the shared garden, and the small moments in between.

Our architectural approach is supportive, not flashy. The building offers a calm setting for light, views, movement, and flow, while allowing the landscape and residents to take charge.
The 1,800 m² of green outdoor space is a key part of the project. Walking paths, wadis, and water management systems handle rainwater on-site as part of a functional landscape rather than a hidden technical system. This makes it both useful and pleasant.
The surrounding area adds another dimension. Hoboken is urban, practical, and well-connected. Shops, schools, public transport, and local amenities are nearby, and larger green spaces and cultural venues are easily accessible. The project fits smoothly into this everyday rhythm.

For us, the site’s value lies in that balance. Architecture, landscape, and neighborhood come together as one environment instead of separate parts. It is usable, green, social, and thoughtfully designed.
