The Precedent: A Yugening Masterpiece on Avenue Louise, Brussels
The Precedent stands as a testament to Yugening’s commitment to creating environments that inspire and support their occupants. Located on Avenue Louise in Brussels, this project exemplifies the principles of Yugening—crafting spaces that evoke profound emotional responses and enhance well-being.
Sustainable Design Approach
In The Precedent, we preserved the majority of the existing concrete skeleton of ‘Le Président,’ despite challenges such as limited floor-to-floor height. This decision minimized the carbon footprint and showcased our dedication to sustainability. We also incorporated an additional volume using cross-laminated timber (CLT), creating a harmonious blend of timber and concrete in a high-rise structure.
Innovative Architectural Solutions
To maximize natural light and connect occupants with the urban greenery of Avenue Louise, we opened up the façade towards the main street. This design choice leverages the calming effect of the existing trees, a key biophilic feature. We also implemented a steel structure outside the existing skeleton, utilizing a cantilever system to house ventilation ducts and support a new curtain wall with minimal tension rods, as per engineering specifications.
Enhancing Workplace Well-being
Inside, The Precedent features wide staircases that create auditorium-like spaces, fostering intentional and organic interactions among occupants. Each floor includes transitional areas that serve as communal hubs, promoting collaboration and a sense of community.
Natural textures, earth-tone colors, and biophilic elements contribute to a ‘busy beehive’ atmosphere when needed, and provide quiet, focused spaces otherwise. These design choices align with our commitment to WELL certification, emphasizing health and well-being.
A Welcoming Entrance
The entrance of The Precedent is designed to captivate and welcome visitors. Utilizing wood to lower cortisol levels, along with natural colors, textures, green walls, and bird-shaped lighting, the space offers a sense of belonging. Throughout the building, optimal air quality is ensured with efficient ventilation, individual radiant heating and cooling through active ceiling panels, and smart glass to control daylight and avoid glare.
Attracting and Retaining Talent
The Precedent appeals to a generation that values well-being, purpose, and impact. It’s an HR tool designed to attract and retain talent by providing a work environment that enhances the overall experience. While no office can compensate for poor management, a well-designed building like The Precedent can significantly improve the work experience.
